Evans Roofing has been engaged for the sole purpose of providing a visual, noninvasive inspection of the roof, as indicated below, at the subject property address. The inspection by Evans Roofing may be limited in scope and detail by a variety of factors, including, without limitation, access, blockages, lack of time of inspection, coverings (including paint or other coatings) and internal conditions not readily observable at the time of inspection. Trusses, beams and rafters are structural in nature and are NOT inspected by Evans Roofing, and are NOT covered in or the subject of any portion of the report. Evans Roofing recommends that a qualified engineer inspects trusses, beams and rafters. And as you know roofers may vary in their observations and or their opinions, so I recommend having a second opinion by another expertise Roofer Inspector; prior to do any roof work performed.
Evans Roofing is not responsible nor liable for any damage to any attachments to the main roof including, without limitation, metal roof, pool framing, gutters, shingles, tiles, sun decks, solar units, webbing, air conditioning units and accessory equipment, duck work, metal siding, crawl spaces, insulation and dry wall. Additionally, Evans Roofing is not responsible or liable for hidden or latent defects, deficiencies or conditions in air conditioning units or systems, solar units or systems, solar units or panels, tiles, shingles, windows, antennas, or other systems which may be present.
The parties acknowledge and agree that Evans Roofing is conducting and performing a visual noninvasive inspection only, the results and findings of which are based solely and exclusively on the observations of the inspector at the specific time of the inspection. Hidden problems and latent deficiencies and defects, including those which may not be readily observable due to any of the limiting conditions. Evans Roofing, by performing such visual noninvasive inspection, Is not warranting or guarantying the observations beyond the time at which they were made, nor do they constitute warranty or guaranty of the roof beyond such time. Changes on roof structure and condition can and do occur over time. The indication of the age of a roof is merely an expression of an opinion based solely on visual observations. To verify the age of a roof, the owner/buyer should review all records and permits on file with the local building department to determine when the roof was installed and the date of any prior permitted repairs.
Roof leaks can occur anytime. As of ages new leaks can occur. Immediately correction of small deficiencies which allow water to penetrate the roof system will reduce wood damage and more costly roof repairs. THIS INSPECTION IS NOT A WARRANTY OR GUARANTY.
